I work in the tech industry and was tired of paying rent for years. In 2022 I started seriously looking for a flat near Whitefield since my office is in ITPL. I visited almost 15 different projects before finalizing Shivakumar Orchid Residency. What made me choose them was their transparency — they showed us the sanctioned plan, RERA certificate, and even the structural drawings without us having to ask. The booking process was smooth. They had a proper payment schedule tied to construction milestones which I really appreciated. I booked a 2BHK in mid 2022. During construction I used to visit the site every 3-4 weeks. The quality of work was consistently good — proper shuttering, good concrete mix, steel bars were of the right grade. I'm not an engineer but I had a friend who is inspect it twice and he gave it a thumbs up. Possession was supposed to be in December 2023 but happened in February 2024 — a 2 month delay which they communicated well in advance. The flat was in excellent condition at handover. Just 3 minor snags which were fixed within a week. The fittings were exactly as promised — good quality bathroom fixtures, vitrified tiles, and the kitchen had a proper chimney outlet. I've been living here for about 2 years now. The community is mostly young IT professionals and families. We have a very active WhatsApp group and the residents' association is well organized. Water supply is from both borewell and BWSSB so there's no shortage. Maintenance charges are reasonable and accounts are shared every quarter. The location is perfect — walkable distance to the main Whitefield road, close to Phoenix Marketcity, and ITPL is just 10 minutes away. If you're looking in Whitefield, I'd genuinely recommend checking this out.

I'm writing this to give an honest picture of my experience. My husband and I booked a 3BHK in Nagaraj Silver Oak in Electronic City Phase 2 in early 2022. The location was ideal for us close to his office and my parents live in Bommanahalli so it made sense. The sales team was friendly and the brochure showed a lot of amenities. Construction progressed okay for the first year. We used to get monthly updates and photos. But in mid 2023 things slowed down significantly. When we visited the site the same floors were incomplete for months. Calling the office became frustrating because we kept getting vague answers about labour shortages and material delays. Possession was supposed to be in March 2024 but we finally got it in September 2024 — a 6 month delay. The builder did send a letter apologizing but no compensation was offered. When we got the keys, the flat had several issues. The living room had a visible crack running across one wall. Two windows weren't closing properly. The modular kitchen quality was much lower than what was shown in the sample flat — cheaper laminate and poor finish on the drawers. We raised all these issues in writing. The crack was addressed after we sent a legal notice — they did proper structural assessment and fixed it. But the kitchen and window issues took almost 4 months to fully resolve and required multiple follow-ups. We've been here about a year and a half now. The maintenance team is okay but not great. You have to chase them for everything. The gym equipment is already showing wear and tear even though the building is barely 2 years old. Some of the promised amenities like the indoor badminton court were never built, they just converted it to extra parking. Would I recommend this project? If you have other options, explore them first. If price is your main concern and you're okay with being persistent about issues, then maybe. But go in with your eyes open.

My husband works in the IT corridor and we had been renting in OMR for 6 years before we finally decided to buy. We looked at more than 10 projects before shortlisting Citrine Windermere. What made us choose them was simple, when we visited the site the ongoing construction was clean, organised and the workers were actually wearing safety gear. Small thing but it told us a lot about how they operate. Booking process was transparent in early 2022. They explained each payment milestone clearly and never asked for cash payment which is a big green flag. Loan liaison support was helpful, they had tie-ups with three banks and helped us get a good rate with SBI. There was a 4 month delay in possession. To their credit they sent a proper letter explaining the reason, labour shortage, and offered a waiver on the first year's maintenance charges as compensation. We thought that was fair and professional. We got possession in late 2023 and have been living here over 2 years now. Flat quality is good, tiles, fittings, woodwork all decent. We did have one issue with the hot water connection in the second bathroom which was resolved quickly. The complex has about 200 units and community life is very good. We have a very active residents group, celebrate festivals together, and the children all play together in the evenings. For a family that's actually the most important thing. We're very happy here.

Honestly I was very nervous about buying my first home. I am a single woman and everyone around me kept warning me about builders cheating and projects getting stuck. My father was especially worried and came with me for every site visit and meeting. But I can say with full confidence that Kannan Greenfields was a completely trustworthy experience. From the first meeting itself they gave us every document we asked for, RERA certificate, EC, approved building plan, everything. The sales executive was extremely professional and never once tried to pressure us. When my father asked some very technical questions about soil test reports and structural design, he actually arranged a call with their civil engineer. That's when we decided to book in early 2023. I took a 2BHK on the 4th floor. The construction was on schedule throughout and I used to visit the site once a month. They always allowed me to walk around freely. Possession happened exactly on time in mid 2024. The quality of fittings was good, kitchen granite, bathroom tiles, electrical points, everything matched what was shown in the sample flat. The lift had a 2 week delay before it became operational but that's a minor thing. I moved in around mid 2024 and have been here about a year and a half now. The security system is excellent, maintenance team responds quickly. My father who was the most skeptical of all is now telling his friends about this project. That says everything.

Murugan & Sons Developers - Murugan Highland Avenue

I'll be honest, it's a mixed experience and I want to be fair to both sides. I bought a 2BHK in Murugan Highland Avenue in Tambaram in 2021. Budget was my primary constraint and at that price point in that location the project seemed reasonable. Sales process was smooth, documents were in order, RERA registered, no red flags initially. Construction had delays, about 5 months overall. The builder communicated once about it but after that no updates unless you called them. If you are someone who needs hand-holding through the process this builder may frustrate you. Possession was in early 2023. Flat condition was acceptable but not great. Bathroom waterproofing had an issue in the first rainy season, water seeped into the bedroom wall. This took 3 visits and about 4 months to fully resolve. The builder did fix it without charging us which I appreciate, but the process was slow. We've been living here nearly 3 years now. The society is now resident-managed which is better than before. Maintenance team is present but not very proactive, you have to report even small things multiple times. Location-wise Tambaram connectivity has improved a lot and property value has appreciated well over these 3 years. Would I buy from them again? Probably not. But would I say it was a disaster? Also no. It sits somewhere in the middle, which is sometimes the most honest thing you can say about a builder.

I had been searching for a flat for almost 2 years before I came across S.K. Serene Gardens in Perumbakkam. My husband and I visited the site three times before booking, we wanted to be absolutely sure. The sales team was patient, never pushy, and answered every question we had including the ones about RERA registration and land title documents. We booked a 2BHK in early 2021. The construction was progressing well and they used to send monthly photos through WhatsApp. That gave us a lot of confidence. There was a 3 month delay due to the second COVID wave which we completely understood. What impressed us was that they proactively called us and explained the situation, we didn't have to chase them. Handover happened in mid 2022. The flat was exactly as promised, no major snags. We did find a few minor issues like a door that wasn't aligned properly and some paint patchwork needed. All of it was fixed within 2 weeks. The project manager himself came to check once the work was done. We've been living here for over 3 years now. The community is wonderful, mostly IT families, very friendly. The park and kids area are well maintained. CMWSSB water connection came after 6 months so we were on borewell initially but that's a government dependency, not the builder's fault. Overall I'd say this was one of the better decisions we've made as a family.

Annamalai & Sons Builders - Skyline Residences

I want to write this so that other buyers don't go through what I went through. I booked a 3BHK in Annamalai Skyline Residences in 2020 after seeing their advertisement in a local paper. The brochure was very attractive, rooftop garden, EV charging, 24hr security, clubhouse with a swimming pool. I paid 15 lakhs as advance that same month. The problems started almost immediately. What was supposed to be ready by December 2022 got pushed to June 2023, then December 2023, and finally I got possession in February 2024, almost 14 months late. During this entire period every time I called the office I got a different answer from a different person. When I finally got possession I was shocked. The rooftop garden shown in the brochure was just a bare open terrace. The swimming pool was half-built at handover and took another 8 months to complete. The EV charging points were never installed, they simply vanished from the project scope without any communication. Inside the flat there were cracks near the window frames in the master bedroom. I raised this in writing and got a response calling it 'normal settlement cracks' which any structural engineer will tell you is nonsense in a new building. I filed a RERA complaint in mid 2024. The hearing happened in October 2024 and the builder was directed to fix all defects and pay compensation. As of today February 2026 the defects have been fixed but the compensation is still pending and we are pursuing it. Please do thorough research before paying even a rupee of advance to any builder.
